'Private Residential Tenancies' were introduced in December 2017 by The Private Housing (Tenancies) (Scotland) Act 2016. One vital change is that there is no minimum term for tenancies; tenants can serve 28 days’ notice at any point from the start date of the lease. In most cases, the requested deposit will be the equivalent of one months rent, although this can increase up to the equivalent of two months' rent in some cases.

Although leasing property is generally regarded to be a safe and well performing investment, it brings an element of risk and responsibility which particularly first-time landlord’s will be made aware of.

On some occasions, your property can be live on the market within 24 hours. This is situation specific, and will depend if there is any work to be carried out to the property. Costs associated with leasing will depend on the location and valuation of your property. Simply contact us to arrange a meeting where we will view your property, provide a valuation and then discuss the service you would like to use.

Services to Tenants

We have several properties available for let and a team of leasing experts who will actively cooperate with you to find your ideal property. We offer tenants:

  • Access to all our client’s properties available for lease on our property database.
  • Ability to register online to receive regular property updates.
  • Regular support from our various offices.
  • Map service, so you know exactly where each property is located.

Once you find a property that you like, contact our leasing team at leasing@peterkins.com and we will issue application forms for completion. Examples of references that tenants require are: financial, bank or building society details, employer reference, landlord reference, personal reference, and on some occasions, a guarantor. Leasing negotiators at Peterkins will obtain these references for you. Typically, it will take between 7 and 10 days to move into a leased property. It can vary, as it will depend on property availability, receiving references, and the correct legislative measures being in place.
